Alba Facilities Services have been providing mechanical, electrical and building fabric maintenance services at Biocity for over two years, working as a direct supplier.
Through consistent delivery over the term to date, we have developed a strong partnership with Biocity. We are proud to be recommended as M&E contractor on their current office refurbishment project, led by main fit-out contractor Thomas Johnstone. The project will roll out over the next five months producing significant layout changes within the property. Thomas Johnstone will deliver the building fabric works via direct labour, while Alba work in partnership to modify existing M&E installations and install new HVAC, electrical, sanitary and LED lighting equipment.
The opportunity is testament to Alba’s partnering ethos and flexibility, which allows us to work both directly with clients, and as part of their chosen supply chain.

Over the years we have developed a robust process for identifying potential savings as part of our dilapidation report, carried out within the first three month of any new M&E maintenance contract. As with all of our contract clients, Tron Theatre were keen for us to identify potential savings.
As part of our annual dilapidation and life-cycle report we identified potential savings, noting in each case the initial outlay and the return on investment. Most recently we put forward a proposal to redesign the lighting & lighting control system in the restaurant and bar areas. Now installed, the revised design not only improve the brightness and general aesthetics of the area, but, saves over four thousand pounds per annum in energy consumption.
Tron Theatre now save close to fifteen thousand pounds per annum through simple measures introduced by Alba over the last five years. This methodology is applied across all of our M&E maintenance contracts, with great success.

Our relationship with the site Facilities Manager stretches back over ten years and has seen us deliver M&E compliance maintenance contracts, and project works, at prestigious hotels across Scotland. Through partnership with our clients we have gained a unique incite into the hotel & leisure sector, from which we’ve developed service packages designed specifically for purpose. We understand that room, restaurant, spa and fitness suite closures come at great cost. For this reason we have developed and asset management strategy which combines compliance maintenance and reactive services, with plant mapping and lifecycle analysis. Through this strategy we train our engineers to take a systematic approach when diagnosing equipment failures, and find temporary solutions more efficiently. Additionally, it allows the business to stock client specific spare s for key systems, available for use in emergency situations.
