Mechanical and electrical compliance maintenance forms the foundation of all of our building service contracts. As a key area of legal compliance for any facilities manager, it is vitally important to ensure your service provider has a deep understanding of the mechanical systems involved. At Alba we have always centred our business model on direct delivery of planned M&E maintenance, supported by direct delivery of all reactive M&E maintenance. This model ensures the consistency and transparency essential to such a key area of legal compliance. Items of M&E plant serviced by our team include:

With the number of outbreaks of Legionella increasing in recent years, water hygiene and treatment has become a key area of focus for any facilities manager. At Alba we monitor water temperatures as part of any building service contract, offering sampling services and any remedial works as additional options. As part of our contract mobilisation at any new site we offer water hygiene risk assessments to help our clients identify areas of compliance and highlight any issues.

With utility costs soaring energy management now plays a significant role in reducing the overheads of any business. Alba provide a comprehensive range of energy management services designed to highlight potential savings for our clients, with initial costs and return on investment noted in each case. Our key energy service is building management system (BMS) maintenance and optimisation. With the majority of M&E plant now centrally controlled with one brand of BMS or another, ensuring the BMS is controlling the plant to run as efficiently as possible is of great importance. Alba offer BMS optimisation in conjunction with any building service contract, with the report submitted within the first thirty days of service. We then follow up with ongoing planned maintenance regimes specified with energy efficiency in mind.

In addition to our BMS service, we provide as part of our initial dilapidation report, advice on ways to reduce energy and water consumption. Examples include LED lighting installations and installing water saver in urinals, both offering fantastic return of investment of under one year is some cases.

CAFM Explorer is a bespoke computer aided facilities management software package, which has been integrated into all areas of our business. The system provides end to end job management with works issued and updated electronically, via IPad. All works are logged on to the system as are all contract particulars and statutory compliance documentation. CAFM Explorer then monitors our performance against agreed KPI’s whilst acting as an offsite storage location for all compliance documentation and worksheets. Clients are offered a range of reporting features which can be programmed to monitor certain aspects of our service, at any frequency. Client are also offer direct system access via our web portal offering real time updates on current works and direct access to compliance documentation.

Alba’s in house facilities helpdesk operates around the clock providing emergency services to our maintenance contract clients, covering all trades.  The helpdesk is often the first point of contact for our clients day to day, working to resolve any client issues efficiently, in a friendly and approachable manor. All helpdesk operatives have direct access to our CAFM Explorer system so can log any works and assign engineers during the call, offering an estimated time of arrival.

Alba offer a wide range of M&E and building fabric services through a directly employed engineering workforce. There are however instances when tendering building service contracts, where clients wish to retain the services of incumbent specialist single service providers. Alba work to accommodate clients in such instances by managing specialist sub-contractors through a comprehensive supplier approval process. The process reviews each sub-contractor in terms of their quality of workmanship, accreditations, health & safety compliance, environmental compliance, CSR and competitiveness within the marketplace.  Once approved sub-contractors benefit from the potential of additional works on other Alba contracts. Clients benefit for continual reporting on sub-contractor performance and benchmarking of their costs against the competition.

Project Management

As part of any building service contract or mechanical & electrical maintenance contract, Alba keep collate and update detailed records of our clients main plant and associated systems. This asset register and condition report allows us to advise our clients well in advance of major items of plant reaching the end of their lifecycle, or becoming obsolete. If an item of plant needs to be replaced our projects team use our site knowledge to design a system fit for purpose. We then project manage the installation using directly employed labour in most instances to carry out the works. Completed projects are then handed back over to our maintenance team to ensure systems are maintained correctly, and warranties are upheld.

Office relocations and decorative changes are common place in commercial real estate management. Alba directly employ a team of building fabric engineers and handyman to assist clients with minor refurbishment projects and general repairs. The building fabric team is an essential part of Alba’s direct delivery, ensuring the same quality and consistency in service enjoyed by our mechanical and electrical maintenance contract clients.

Alba’s project management team provide a wide range of project services covering all M&E disciplines and building fabric trades. While we aim to deliver projects through directly employed labour, the projects management team also draws upon the specialist knowledge of our approved sub-contractors, when installing certain types of fire, security or BMS systems. Direct project clients and maintenance client’s alike benefit from the vast experience of our project managers, and ongoing support from our maintenance team post completion.

Building fabric has always formed part of our offering in conjunction with our core M&E service. In response to client demand we have formed a division dedicated to providing building fabric services, both internally and externally as a standalone service.

Building Fabric & Handyman

Alba directly employ teams of site based and mobile building fabric engineers / handymen, to assist clients with both planned and reactive maintenance activities. Operatives can be dedicated part time or full time to an individual site or work on a reactive only basis, attending site as and when required. This flexibility has broad appeal to a wide range of client sectors, from commercial property managing agents to hotels and leisure facilities. In addition to our maintenance services we offer a range of refurbishment project services.
